There is now a tax rebate which is as much as $8000 for first time homeowner. This means that if you normally expect $800 back in your tax refund, you would receive $8800!

Buying versus renting -- buying just got even easier for first time homeowners in Greensburg

I know everybody hears the bad news -- it's practically scared away everyone who's considered buying a home and convinced them to wait. Home prices in Greensburg, Batesville and through most of southeastern Indiana are low -- so why wait? because everything thinks they can't buy a house because they won't be able to get a mortgage.

Not necessary so.  Banks still need to make loans and there are still loan programs to help with both down payment assistance and for first time homebuyers.

Did you know that all of Decatur County and Ripley County (and most of southeastern Indiana in general) qualifies for a USDA loan which provides special financing for rural areas?

Oh, and another thing...don't get discouraged just because you went to one local bank and they told you that you wouldn't qualify for a mortgage for 5 more years AND only if you'd give them your firstborn.  The fact is, most of the banks in this area have ZERO risk tolerance, which means the only people they loan money to are people who don't need a loan in the first place. See a reputable mortgage broker -- their job is to help you get financed, not to find a reason to tell you "no".

Can you still buy a house in Greensburg, Indiana with no money down?

Despite the bad news you hear every day, the answer is yes. Did you know that Decatur County, Ripley County and most of the surrounding counties qualify for special "no money down" financing because they're considered "rural housing"?

I'm not a mortgage lending expert (but click here to meet Cameron Moss, the guy who IS a mortgage expert), so I won't try to quote all the details of the program. I do know that the two biggest variables are the designation as a "rural" location and also there are some limits to the price of the house (so you can't buy the most expensive house in Batesville with this program). But even a house right in the middle of Greensburg is considered "rural" so location probably isn't an issue if your looking in the general southeastern Indiana area.

Short Term Leases in Greensburg

It seems like the demand for short-term leases has picked up in Decatur and Ripley Counties recently. First, we had the construction of the Honda plant in Greensburg and now the Rex Pipeline is coming through. I'm been amazed to meet some of the people who literally spend their lives following their job as it moves. There were at least a dozen people we met who worked on the Honda construction who had spent as much as 12 years moving across the country, staying each place a few months at a time while a plant or factory was built, then moving to a new town again. Some of them brought their campers with them from place to place but others were looking for short-term leases on apartments or houses. I know that some companies hate short term leases but I think these people are perfect for house or apartment short-term rentals! They may only be around a short time but they're responsible and trustworthy--great residents. Get info on houses and apartments available in Greensburg and throughout southeastern Indiana

Does everyone in Greensburg hate paying Vectron and Duke?

I've come to conclusion that everyone in southeastern Indiana either hates Duke and Vectron, or that they're tired of never knowing how huge their utility bill is going to be when they open the envelope.

We offered a couple of rental house here in Greensburg "all utilities included" as test based on feedback we'd received from our customers. People seemed to like that fact that our Greensburg rental apartments had all the utilities included so we thought we'd try it out on the rental houses as well. Those houses were gone in no time!

We're hoping it works out and we're going to expand the offer to houses we have in Aurora, Batesville and other places in Ripley County and Decatur County as well.

...and let's hope the snow ends soon...I'm ready for spring....
